Extension and Refurbishment Project Overview

In Eynesbury, St Neots, we built a substantial extension, opened up the existing structure and refurbished much of the inside of the house, finishing in 2023. The photographs run from the first brickwork and steel through insulation, plastering and the wide glazing to the finished rooms.

The result is a brighter, better-connected home centred on a vaulted kitchen and dining space with rooflights above and wide glazed doors onto the garden. The utility room, bathroom, hall and staircase were renewed as part of the same job.

From structural work to a weather-tight extension

The extension went up in brick and blockwork, then we formed the big structural openings and built the new timber roof. Rooflights, the insulated wall and roof build-up, boarding and plastering followed.

None of this shows once the room is finished, but it is what the finish depends on. The masonry, the steel, the roof and the weatherproof shell all had to be right, and in the right order, before any of the internal finishes could start.

Opening up the internal layout

Temporary props held the house up while we cut the wide openings that join the original rooms to the new space. That is what gives the ground floor its open route from front to back.

Seen in sequence, the photographs show how a substantial extension actually comes together: shell, openings, roof, insulation, glazing and then the fit-out. If you are planning one, it is a realistic picture of what the middle months look like.

Rooflights, glazing and natural light

Rooflights bring daylight into the vaulted part of the extension, and the wide dark-framed glazed doors make the garden part of the room. Together they are what make the finished kitchen and dining space feel so open.

The photographs also catch the details you would never see afterwards: the timber roof structure, the insulation wrapped round the vaulted ceiling, and the steel over the widened opening before it was boarded in.

Finished kitchen and refurbished rooms

The finished photographs from 2023 show a dark fitted kitchen under the vaulted ceiling, with a central island and a herringbone floor, plus the completed utility room, bathroom and the renewed hall and staircase.

Doing the extension and the refurbishment as one job is what made the difference here: the family got more space and a layout that works, rather than a new room bolted onto an old plan.
