Dormer Loft Conversions in Cambridge

A dormer is the loft conversion most people end up with, and usually for the same reason: it is the only one of the three common types that creates head height rather than depending on the head height you already have. If a surveyor has told you the loft is too shallow for a simple rooflight conversion, a dormer is normally the next question. What a dormer actually is

A dormer is a box built out from the rear roof slope. The sloping roof is cut away, a flat-roofed structure with vertical walls is framed in its place, and a window goes in the new vertical face. The effect is to replace a wedge of unusable low space with a room-height rectangle, which is why a dormer can turn a loft that fails the head-height test into one that comfortably passes.

It is nearly always built on the rear slope. That is partly appearance and partly planning: a dormer on the front elevation almost always needs a full planning application, while a rear dormer often falls within permitted development. The floor comes before the roof

The single most common misunderstanding about loft conversions is that the existing ceiling joists are a floor. They are not. They were sized to hold up a ceiling and a water tank, not people, furniture and a bathroom.

So the first structural job is a new floor: deeper joists spanning between load-bearing walls, or steel beams where the span is too great, sitting alongside or above the existing ceiling joists rather than replacing them. The engineer sizes it and Building Control inspects it. Getting the new floor level right at this stage matters, because it sets the finished ceiling height in the room below as well as the head height above.

Building the box

Once the floor can take the load, the roof is opened up and the dormer framed. The walls are usually timber studwork, insulated and finished externally in tile-hanging, render, or a cladding to match or complement the house. The roof is flat, and a modern warm-deck build-up with a single-ply or rubber membrane laid to falls is a reliable roof — the flat roofs people remember failing were a different construction.

Two details are worth asking any builder about. The first is how the dormer cheeks meet the existing roof: that junction is flashed and dressed, not sealed, because sealant is a maintenance item rather than a weathering detail. The second is insulation continuity — a dormer has a lot of junctions between wall, roof and existing slope, and a cold bridge at any of them shows up later as a cold corner or a patch of condensation.

The staircase is the hard part

More loft conversions are compromised by the stair than by the roof. It has to land somewhere sensible, it has to have head height over it along its whole length, and on the floor below it has to come out of a room without ruining that room. On a narrow terrace that often means taking space out of the smallest bedroom, and it is worth deciding early whether that trade is one you want.

The new stair also has to comply on going, rise and handrail, and the loft room usually has to become part of a protected escape route, which changes the doors and sometimes the glazing on the floors below. What tends to go wrong

Head height measured in the wrong place. The number that matters is the finished height after the new floor is built up and the insulation is added under the rafters, not the height you measure standing in the loft today. Both eat into it.

The dormer sized to the room rather than to the roof. A dormer that runs the full width and almost the full height of the rear slope gives the most space and is often the least attractive thing on the street. There is usually a version that stops short and looks deliberate.

Services forgotten until second fix. A loft bathroom needs a soil connection, and getting a waste run down through the house is far easier to plan before the floor goes down than after.

Common questions

Do I need planning permission for a rear dormer?

Often not — many rear dormers fall within permitted development, subject to volume limits and a set of conditions. But rights are removed in some areas and on some properties, and conservation areas are treated differently. Establish it before anything else, because it changes the design and the programme.

How much head height do I need?

Can I have a bathroom up there?

Usually yes, and it is one of the things that makes a loft bedroom actually work. It needs planning into the structure early for the soil run and the floor build-up.

How long does it take?

The other two types

If your roof is hipped — sloping on the end as well as the back — a hip-to-gable conversion is often paired with a dormer and gives considerably more room.
