Two-Storey Extensions in Cambridge

A two-storey extension is not a single-storey extension with another one on top. The loads are different, the planning conversation is different, the neighbour is more involved, and the finished thing is judged from the street rather than from the garden. Planning is a different conversation
Single-storey rear extensions often fall under permitted development. Two-storey work much more often needs a full planning application, and the questions the officer asks change: whether the addition is subordinate to the original house, whether it overshadows or overlooks a neighbour, and whether it reads properly from the street.
That has a practical consequence worth knowing early. On a two-storey scheme the design is shaped by planning far more than by construction. Set-backs from the boundary, a lower ridge than the main roof, window positions that avoid looking into a neighbour’s garden — these are usually planning decisions, not builder decisions, and they are settled before we price the work. The Party Wall Act starts earlier than people expect
On a semi-detached or terraced house, a two-storey extension almost always engages the Party Wall etc. Act 1996 — cutting into the party wall for a beam or a flashing, building up to the boundary, or excavating within a set distance of a neighbour’s foundations all trigger it.
Notice has to be served before work starts, and the neighbour has a period in which to consent or appoint a surveyor. It is not a formality and it is not something to leave until the scaffold arrives. In our experience it goes far better raised early and face to face than delivered as a solicitor’s letter, and a schedule of condition on the neighbour’s property protects both of you if a crack appears later.
Foundations have to relate to what is already there
Because you are adding a full storey of load, the foundations carry considerably more than a single-storey extension’s would, and they have to be related to the existing house’s footings rather than simply dug to a standard depth. That usually means exposing the existing foundation alongside the new trench so the two can be matched, and it is one of the reasons two-storey groundworks take longer.
Differential movement is the risk being managed. New foundations settle slightly; old ones settled decades ago. Where the new work meets the old, that difference has to be allowed for rather than ignored, which is why a straight vertical butt joint between new and existing masonry is a bad detail and a properly racked and tied junction is not.
Matching the brickwork matters more when it is at eye level
On a single-storey rear extension the new brickwork is mostly seen from the garden. On a two-storey side extension it is part of the street elevation, and every passer-by is an inspector.
Matching is a question of brick, bond, coursing and pointing, and it is decided before a brick is laid. The new courses are set out to line through with the existing so the horizontal lines of the building carry across the join even where the colour is not an exact match — and it usually is not, because a modern brick against a wall that has weathered for a century always reads cleaner. Where the original house uses a detail, such as red dressings over the windows, repeating it in the new work does more for the result than getting the field brick perfect.

Tying into the existing roof
The roof junction is the detail that decides whether a two-storey extension looks designed or bolted on, and it is where water gets in if it is done badly. The new roof is usually set below the existing ridge so the addition reads as subordinate, which is also what planning tends to want.
The connection itself is a lead flashing or a properly formed valley, cut into the existing masonry rather than surface-fixed and sealed. Sealant is a maintenance item, not a roof detail. Where the extension meets the main roof at a valley, that valley collects a large amount of water off both slopes and needs sizing for it.
Living in the house while it happens
Most people stay. What they underestimate is that a two-storey extension takes the upstairs out of use on that side of the house for a period, and that scaffolding on the front or side changes the light in rooms you were not expecting.

What it costs and how long it takes
A two-storey extension is not double the cost of a single-storey one of the same footprint. You are paying once for the groundworks, once for the roof and once for getting on site, and the second storey adds walls, floor, windows and internal finishes on top of that. Per square metre it is usually the better value of the two, which is why it is worth pricing both if the site allows it.
What it is not is quicker. Expect a longer programme than a single-storey job of the same footprint, and expect the approvals beforehand to take longer as well, because a full planning application has a statutory determination period and party wall notices have their own clock. Common questions
Will a two-storey extension need planning permission?
Usually, though not always. Some two-storey rear extensions can fall within permitted development on a detached house, while almost none do in a conservation area or where rights have been removed. It is the first thing to establish, because it sets the whole programme.
Do I need a structural engineer?
Yes. The foundations, the beams over any openings in the existing wall and the floor structure all need calculating, and Building Control will want the calculations. We build to the engineer’s design and the inspector checks against it at each stage.
Can you build over or near the drains?
Often yes, with the right foundation detail or by diverting the run, but it has to be established before the quotation rather than discovered in the trench. A build-over agreement with the water authority may be needed.
What happens if the neighbour objects?
Planning objections are considered by the officer against policy rather than counted, so an objection is not a veto. A party wall dissent is different: it means surveyors are appointed and an award is made, which takes time and costs money but does not stop the work.
Will the join be visible?
From close up, usually a little, because new brick is cleaner than old. From the street, a well-set-out job reads as one building. We will tell you honestly what we think the match will look like before you commit, and a sample panel settles the argument better than a conversation.
