Trumpington is really two places to build in, and which one you live in changes almost everything about the job. There is the old village along the High Street, Church Lane, Maris Lane and Alpha Terrace, most of it inside the conservation area and much of it built in gault brick or red brick under slate. The conservation area is the thing worth checking first. It covers the historic village core and was extended in 1998 and again in 2010. The streets inside it include the High Street, Alpha Terrace, Church Lane, Maris Lane, Grantchester Road, Winchmore Drive, Campbell Lane and part of Hauxton Road. If your address is on that list, what a proposal is built from and how it reads from the street carry a great deal more weight than they would on a newer road nearby.
The council appraisal for the area is unusually specific about what it does not want, and it is worth knowing before you commission drawings. It singles out uPVC replacement windows as a loss to the street, flat-roofed modern extensions as out of character, and rendered finishes as alien to it. The characteristic details it wants kept are vertical sliding sashes, ridge and diagonal chimney stacks, brick and flint boundary walls, and simple timber front doors.
The same appraisal raises the possibility of an Article 4 direction covering windows, doors and boundary walls. An Article 4 removes permitted development rights, meaning changes you could otherwise make without asking would need consent. Nothing of that kind is in force at the time of writing, but if you are planning new windows on a conservation area property it is worth confirming the current position with Greater Cambridge Shared Planning before you order anything.
