Milton is a particular place to build in. The A14 runs along the southern edge of the village and the Park & Ride, the country park and the recycling centre all sit close to housing, so access, delivery timing and where a skip or a mixer can safely stand are worth settling before work starts rather than on the first morning. The housing splits fairly cleanly in two. Either way the first thing we establish is what the existing walls actually are, because it determines almost everything that follows.

Planning Building Work in Milton?

Milton sits in South Cambridgeshire, whose planning service is run as Greater Cambridge Shared Planning jointly with Cambridge City Council. Building Regulations approval is a separate consent and comes through 3C Building Control.

Two local points come up here more than elsewhere. The first is the conservation area, which covers the historic core of the village — Milton Hall and its grounds, the parish church and the Rectory, Church Lane, part of the High Street and Memorial Green — together with a second area around Baits Bite Lock and a handful of houses on Fen Road and Knights Way. Inside it, what a proposal is built from and how it reads from the street carry more weight than they would two roads away.

The second catches people out. Every tree inside the conservation area is protected by a blanket Tree Preservation Order, whether or not it is named individually. If a tree stands where the extension is going, or close enough that the foundations will reach its roots, that is a separate consent and it is not a formality. Establishing it at drawing stage costs nothing; finding out after the digger arrives costs a great deal.
